Good infill development is often about more than fitting another dwelling on a site, it is about finding smarter ways to use the space available.
At Whipbird Drive, Carrum Downs, we helped deliver a well-considered residential outcome that retains the existing front dwelling while creating a substantial new double-storey dwelling to the rear, together with a two-lot subdivision.
A key part of the design strategy was the clever placement of the existing dwellingâs secluded private open space to the side of the home. By moving the SPOS away from the rear, valuable space was freed up for the new dwelling while maintaining appropriate private open space, access, landscaping and residential amenity.
The result is a practical and site-responsive development that makes efficient use of an established residential property without compromising the functionality of the existing home.

đ Our Role
At Canter Town Planning, we managed the project from planning documentation through to approval, including the town planning drawings, town planning report and application project management throughout the process. We also coordinated the required consultant inputs to ensure the proposal was well-integrated and supported through the planning assessment.
đ¤ Consultant Team
A successful outcome was supported by a great consultant team, including TSK Consultants for the stormwater management plan documentation, Mark from Adaptive Landscape Design for the landscape design, and TMC Reports for the arborist report and arboricultural impact assessment.
⨠A Smart Infill Outcome
This project demonstrates how thoughtful spatial planning can unlock development potential within established suburbs. By reconsidering how existing open space is arranged, the site was able to accommodate a new rear dwelling while retaining the existing home and achieving a balanced outcome for both dwellings.
At Canter Town Planning, our experienced town planner in Frankston helps clients identify opportunities, navigate the planning process and coordinate the right team to turn well-considered development concepts into achievable outcomes.
