Some projects are defined by their sites. Others are defined by timing.
Our project at 7 Lantana Court, Wantirna was very much the latter and it is what made this approval particularly rewarding.
This application was originally lodged before the deemed to comply pathway existed. When the Low-Rise Townhouse Code was introduced mid process, it fundamentally changed what was possible on the site. Rather than settling for the original scheme, the project was strategically reworked, allowing the design to evolve, respond to the updated framework, and ultimately deliver a significantly stronger outcome for the client.
The result is a confident and well resolved dual occupancy that maximizes the site’s potential while sitting comfortably within its neighborhood context.
🏘️ What We Achieved
• Approval for a new double-storey four bedroom dwelling to the rear, complete with open plan living, rear alfresco and double garage
• Two independent crossovers providing clear and functional access to each dwelling
• Private open space outcomes that comfortably meet Clause 55 requirements
• Strong site performance across site coverage, permeability and garden area
• A clean two lot subdivision with no common property
• High quality landscaping outcomes that reinforce the garden character of the area
📑 Our Role
We prepared the town planning drawings and comprehensive town planning report, and managed and coordinated the application through Council from lodgment to approval, ensuring a clear and policy led justification at every stage of the process.
