Permit Amendment Unlocks Growth for Pearcedale Greyhound Facility

We’re proud to share our latest approval at Noaki Street, Pearcedale showing how the right planning pathway can unlock meaningful operational improvements for established rural businesses.

This project involved a Section 72 amendment for an existing greyhound facility located within the Green Wedge Zone. The application sought to amend permit conditions and endorsed plans, increasing the allowable number of greyhounds on site from 60 to 120 at any one time.

The increase is supported by existing infrastructure and sits comfortably within the rural context of the area. With no overlays affecting the land, the planning focus was clear, demonstrate that the expanded capacity could operate responsibly and without unreasonable amenity impacts.

🐾 Project Highlights
• Section 72 amendment to an existing rural permit
• Increase in greyhound capacity from 60 to 120
• Additional 6.25m day yard for puppies
• 200m long, 4m wide sand galloping yard
• New internal fencing and a carport
• Infrastructure already capable of supporting growth

📑 Our Contribution
We prepared the full Section 72 amendment documentation, planning justification and managed the process through to approval.

The key was presenting a clear and confident case that the proposal strengthened the long-term viability of the facility while remaining aligned with Green Wedge objectives. Strategic framing and thorough documentation made the pathway straightforward and well supported.

🤝 Collaborative Input That Made the Difference
A detailed acoustic assessment prepared by Waveform Acoustics was instrumental in the outcome. Their report carefully assessed noise and amenity considerations, providing the technical reassurance required to support the increased capacity.

✨ Why This Matters
This approval highlights that our expertise extends well beyond residential development. We regularly manage rural and specialist land uses and understand how to use planning mechanisms like Section 72 amendments to evolve existing permits in a practical and commercially meaningful way.

Growth does not always mean starting from scratch. Sometimes it is about refining what is already there and doing it strategically.
