We’re excited to share a recent success in the City of Casey, where we secured a planning permit and endorsed plans for The Vault Gym — a boutique indoor recreation facility bringing fitness, community, and lifestyle benefits to Tooradin.
💡 What Was Involved?
This wasn’t a straightforward permit. At one point, Council indicated a likely refusal. However, through strategic planning justifications and a focus on site context, community benefit, and zoning compatibility, we turned the application around and achieved a great outcome for our client.
Here’s what we delivered:
🔹 Approval for use of land as an Indoor Recreation Facility (Restricted Recreation – Gym)
🔹 Comprehensive town planning report, architectural layout plans, and site context drawings
🔹 Application project management from start to finish
🔹 Strong traffic impact justification supporting a reduced on-site parking provision (8 spaces)
🔹 Waste Management Plan confirming minimal waste output and compliance with local policy

🚧 From Likely Refusal to Approval
Our client’s dream gym faced early resistance, with concerns about car parking and use compatibility. By demonstrating compliance with the IN1Z – Industrial 1 Zone and Clause 52.06 (Car Parking), and highlighting the facility’s manageable patron numbers and operational hours,
The Vault Gym is now approved to offer:
🏋️ Group fitness classes
🤝 Personal training and nutrition coaching
👨👩👧 Kids’ play area
🛍 Retail merchandise sales
Hours of operation: 5am–12pm & 4pm–7pm (Mon–Thurs), with reduced hours on Fri/Sat, and a maximum of 20 patrons plus 4 staff at a time.
