🐾 Pawsitive Planning Outcome in Kew

We’re proud to share our latest approval at Wellington Street, Kew, showcasing how a well-considered planning approach can unlock new and evolving commercial uses within established urban areas.

This application involved a change of use to a Domestic Animal Boarding Facility, operating as ā€œBark to the Futureā€. The proposal introduces a modern, welfare focused pet care service offering dog daycare, short stay boarding, and grooming, all within the existing 306m² building.

With no external buildings or works proposed, the focus was entirely on operational planning. The key was demonstrating that the use could function efficiently, meet regulatory requirements, and integrate seamlessly into the surrounding commercial context without adverse amenity impacts.

🐶 Project Highlights

• Change of use to a Domestic Animal Boarding Facility

• Dog daycare, overnight boarding, and grooming services

• Capacity for up to 30 dogs with a controlled staff ratio

• Fully indoor operation with structured and supervised care

• No external works or increase in floor area

• Four on site car spaces with staggered scheduling

• Acoustic treatments and management measures to minimize noise

šŸ“‘ Our Contribution

Canter Town Planning prepared the town planning drawings, planning report, and managed the application through to approval.

A key challenge was reframing a typically sensitive use into one that could be confidently supported in a commercial setting. This was achieved through clear strategic justification and detailed operational controls, particularly around noise management, staffing, and patron flow.

Our response to Council’s request for further information, especially in relation to acoustic impacts, was critical. By outlining how indoor operations, supervision, and acoustic treatments work together, we demonstrated a low impact and well managed outcome.

šŸ¤ Collaborative Input That Made the Difference

Steradian Consultants prepared the Waste Management Plan, ensuring all waste streams were appropriately managed through compliant handling, storage, and disposal measures. This reinforced the overall functionality and cleanliness of the operation.

✨ Why This Matters

This approval highlights that planning is not always about physical development. It is about enabling the right use and proving it can operate successfully.

As commercial spaces continue to evolve, projects like this show how specialized uses can be integrated into existing environments with the right strategy and documentation.
