Weāre delighted to share another successful residential planning outcome, with Knox City Council granting approval for a new dwelling to the rear of an existing home and a two (2) lot subdivision at Augusta Road, The Basin.
Set within a highly vegetated residential setting, the site was affected by the Development Density Overlay (DDO2), Environmental Significance Overlay (ESO3) and Significant Landscape Overlay (SLO3). These controls required careful consideration of vegetation impacts, landscape character, site coverage limitations and neighbouring Tree Protection Zones.
A key challenge was balancing development potential with vegetation retention, tree removal requirements and compliance with DDO2 impervious surface and site coverage controls. Through a collaborative design process and detailed technical assessment, a well-resolved outcome was achieved that supports both residential use and environmental objectives.
š” Project Highlights
⢠New single-storey dwelling to the rear of the existing dwelling
⢠Two (2) lot subdivision
⢠Building coverage of approximately 34.9%, well below the maximum permitted under DDO2
⢠Site permeability exceeding 49%, more than double the planning scheme requirement
⢠Garden area exceeding 37% of the site
⢠Extensive landscaping and canopy tree planting throughout the property
⢠Deep soil zones to support long-term vegetation growth
⢠Careful building siting to avoid impacts on neighbouring Tree Protection Zones
