We’re proud to share another great planning outcome for our client at Hjorths Road, Toolern Vale, where we successfully secured approval for a new single-storey dwelling and associated works on a site affected by significant environmental and bushfire constraints.
The project presented a number of planning considerations that needed to be carefully addressed from the outset, including the Rural Conservation Zone, Environmental Significance Overlay, Bushfire Management Overlay, native vegetation removal and on-site wastewater management.
Rather than treating each requirement in isolation, our team worked closely with the project consultants to develop a coordinated planning strategy that balanced vegetation retention, bushfire protection requirements and the client’s vision for a modern rural dwelling.

Canter Town Planning prepared a comprehensive Town Planning Assessment Report addressing all key planning considerations for the proposal, including native vegetation, rural conservation and environmental overlays, bushfire protection and defendable space, on-site wastewater, and the overall planning justification.
We also coordinated and managed the specialist consultant team to ensure the various technical reports, site constraints and design responses were brought together into one clear and cohesive planning submission.

The result: a clean approval with no further information requested by Council.
