We’re pleased to share that a planning permit has been granted for a property in Rachel Drive, Cranbourne North, securing approval for a large double-storey dwelling to the rear, retention of the existing dwelling, and a concurrent 2-lot subdivision. Delivering both development and subdivision approval through one coordinated application provides clarity, efficiency, and certainty for our client moving forward.
🏡 The “Carport Tuck” That Made It Work
A defining feature of this project was the introduction of a cleverly positioned side carport tuck alongside the existing dwelling. By recessing the carport within the side setback, we maintained compliant vehicle access to the rear without compromising the streetscape or the integrity of the original home.
This strategic move allowed us to
✔️ Retain the existing dwelling
✔️ Provide compliant rear access
✔️ Create clear separation between the two future lots
✔️ Accommodate a substantial double-storey dwelling at the rear
A simple adjustment in positioning ultimately unlocked the development potential of the site.
🌳 Designing Around Significant Neighbouring Trees
Large established neighbouring trees along the rear boundary presented a sensitive constraint. Maximizing the rear dwelling envelope while respecting tree protection requirements required careful siting and technical coordination.
The approved design
✔️ Positions built form with close regard to critical root zones
✔️ Incorporates sensitive footing systems to minimize ground disturbance
✔️ Balances tree protection with development yield
✔️ Demonstrates that tree sensitive design and strong built form outcomes can coexist
Early strategic planning ensured these constraints were addressed proactively rather than becoming barriers later in the process.
🤝 A Coordinated Consultant Effort
This outcome was delivered through a collaborative and aligned consultant team. Canter Town Planning prepared the Town Planning Report, managed the application process, and delivered the architectural plans in house, ensuring the planning strategy and design resolution were fully integrated from the outset.
We thank TSK Consultants for the Stormwater Drainage Plan and ALD for the Landscape Plan. Their technical expertise strengthened the submission and supported a smooth assessment process.
We also acknowledge and thank City of Casey Council for their professional engagement and cooperation in granting this permit.
